Overview

This ongoing project involves the strategic promotion of a 12.2-hectare site on the southern edge of Overseal, a Key Service Centre in South Derbyshire. Acting as agent for the landowner, and in partnership with The Strategic Land Group, we are supporting the long-term aim of securing an allocation for residential development in the forthcoming Local Plan.

Our role spans planning coordination, landowner representation, technical consultation, and broader property management duties—balancing commercial objectives with the sensitivities of local engagement and sustainable land use.

Project Vision

The site, currently in agricultural use, offers a prime opportunity to deliver up to 175 new homes, including affordable housing and accommodation for older residents. The development will also feature:

  • A destination public open space spanning over 13 acres
  • High-quality green infrastructure including retained hedgerows, new tree planting, and biodiversity enhancements
  • Integrated pedestrian and cycle connections to the surrounding community and countryside
  • A landscape-led masterplan that preserves the rural fringe character of Overseal

Key Deliverables and Strategic Input

As landowner agent, our involvement includes:

  • Liaison with SLG to guide the promotion strategy through the local plan process
  • Facilitating technical surveys (transport, drainage, ecology, heritage)
  • Advising on access, highways, and rights of way integration
  • Supporting landowner interests in both commercial terms and site stewardship
  • Coordinating with local stakeholders to ensure responsible development messaging

Technical and Environmental Considerations

Preliminary assessments confirm the site is viable for future development:

  • Located in Flood Zone 1 – low flood risk
  • Supports a sustainable drainage strategy with SuDS and attenuation ponds
  • Close proximity to public transport, schools, and local amenities
  • No ecological, heritage or contamination constraints that would prevent delivery
  • Opportunities for nutrient neutrality measures to address River Mease catchment requirements

Looking Ahead

The project remains in a sensitive planning phase, with the promotion strategy geared toward inclusion in the next Local Plan cycle. Our proactive support ensures the landowner is positioned to realise long-term value from their land while contributing positively to local housing supply.
